Warning Signs
Water Leaks: Roof leaks can go undetected for weeks or months, causing progressive saturation to the wooden trusses, rafters, insulation, and damaging ceilings to the point of replacement and new paint.
Splitting: When you see splitting in most of your roof shingles, it’s a sign of shingle decay and the need of major roof repair. Water can trickle in on the underside where it can start the process of decay and rotting of the wood underneath.
Shingle Curling: This is exactly what it sounds like: the wearing thin of the elasticity of the shingles to a point where they start curling upwards, creating poor protection from wind, rain, and snow.
Damaged Flashing: Sometimes the flashing near the chimney can be a major culprit. Loose or deteriorated flashing is responsible for most roof leaks. Also we handle chimney pointing and chimney repointing. Check the area around the chimney and pipes for signs of looseness or gaps. If you find any, seal them. Use asphalt roof cement for a temporary fix or consider having the flashing replaced.
Blistering: is caused by moisture in the shingle. If only in spotted areas, we can replace them. An inspection is advised for an accurate determination.
Buckling: A sign of improper installation or ventilation problems. Repair of the underlayment or decking is needed or the affected shingles should be replaced.
Granule Loss: Shingles are made up of tiny granules that protect your roof from sunlight and water. If they’re worn off, the shingle will deteriorate. Look for granules in your gutters and by your downspouts. You may see dark spots on the shingles where granules are missing.
Mold, Fungus, Algae: These enviromental pollutants can cause your roof to deteriotae faster.
Tree Damaged Shingles: Low hanging tree branches can scar and damaged shingles in a specific area from being brushed over time. Shingles should be replaced.
Hail Damaged Shingles: Hail can cause damage to a roof by dislodging the granules on the surface of shingles.
This could eventually lead to water leakage and possible spreading causing more damage.
Ice Damage: Ice dams form when the snow on the upper part (usually the warmer part) of the roof melts and the water runs down the roof slope underneath the snow blanket. When melted water reaches the edge of the roof, which is usually colder than the upper portion of the roof, the water refreezes forming the ice dams on the edges and overhangs of the roof. Most severe ice dams happen after massive snow fall followed by the freezing temperatures.
